Wasn't Easter a wonderful break?  Well, I hope yours was as good as ours, beach walking, lots of reading, good food and good company.  

In the Real Estate sector in Brisbane, belts are tightening and anxiety is beginning to show, as the market for both sellers and buyers tightens.  Some suburbs have dropped to 1% turnover for the past October to December 2004 quarter, which is quite worrying if that's happening where you are.

We'd love to hear from you, and find out what the market turnover has been like in your part of the world, to provide a comparison through these pages.  No matter what your location is, do send an email and tell us what conditions are like.  Is there a surplus of listings, a surplus of buyers, or ....?

Ever noticed that different people respond to stressors in different ways?

This is to do with the fact that we all have behaviours that will change according to how we interpret our environment, and according to how we see ourself in said environment. 

For example, some people will perceive a slump in the market as an opportunity, others will see it as proof positive of an unfavourable situation.

I am reminded of the story of a salesman (Mr Z-O) who worked for a shoe manufacturer who was sent to a little known island to test the market for the wholesale supply of shoes.  

The salesman who went was quite despondent when he looked around at the island people and saw that they didn't wear shoes.  He emailed back to head office "Not worth it here.  No sales will occur."  

Head Office got quite a shock and decided to send another younger and more energetic salesman to check out the market place for their shoes.  After all, an island seems a logical place for shoes, doesn't it?

The salesperson who was sent (Mr Qwerk), took a long look around the island when he arrived, and sent a very excited email back to head office, "Boy, oh boy, no-one wears shoes, so the potential market is phenomenal!  When can you send me the first batch?"

Both of these salesman had a different perception of the market place and what could occur, most likely based on past experience.  

Think about this for a moment...  What have your experiences been like?  Have you only had it easy?  Have you been doing it tough?  Often, our attitude affects our actions.  

In the shoe story, one salesperson was a bit younger, a bit more energetic but all that really means is that his mind was not bound and constricted by the negative experiences of his past.  

His mind was open to the possibility of opportunities that his colleague had not been able to see.  He saw his environment as favourable and himself as powerful in that context.

His colleague saw that no-one had broken into the market, and thought that this would be a difficult thing to do because no-one else had tested the water, or softened the prospective buyer up before him.  

This could mean (to him) that the market would be resistant to something new and untried.  He may have felt it was far too risky to even contemplate.  His perception was the market was unfavourable and he was powerless to do anything in it.

If we take these two salespeople further, Mr Z-O will have taken few active steps to assist his sales career on the island, and Mr Qwerk will have taken many active steps.  One shut himself down and one opened himself up.

When times are tough, is often when the greatest deals are done because while people keep leaving the industry, others will stay and clean up.  

Of course, you may have to cover your costs in any way you can (even getting part time work), and there is no shame in that.  It's a case of doing everything you can, in order to keep the dream alive and keep on going in your business.

In order to beat the downtime blues, stay active.  

  1. Make a list of every single person who you know and let them know what it is you do.  
  2. Then ask if there is anything that you can do to solve their problems, and do they know someone who needs that help as well.  
  3. Keep in touch with people and show them you care. 
  4. Go through old diaries and contact all those people you haven't chatted with for a long time.  
  5. Go through all the recorded numbers on your mobile phone and call those people.  
  6. Examine your records for buying cycles and make contact with those people who are now ready to buy or sell again, depending on your business.  
  7. Do community work and get yourself noticed and in the paper.  
  8. Be helpful to your staff and your clients and get a great name for yourself.  
  9. Use a rewards and referral programme such as we have, and put it into action.  

Remember, it's not who you know, it's also "who knows you?"  Take heart and have confidence in yourself and your abilities, you can do it!
