The Power of Your Guarantee - Attracting Clients to You!

I like to know what Guarantee I've got, when I buy something.  It reassures me that I can get my money back, or have the item replaced, or have someone work with me for far longer when a service is involved.  I like the peace of mind it gives me.  But how much peace of mind can I have if I am a vendor selling my house?

 

Take a look at the Guarantees listed below, drawn from various Real Estate Agencies, and ask yourself does your Guarantee stack up?

 

Example 1 -  Guarantee Service Standards In Writing                We pledge to deliver 22 tangible service elements to your utmost satisfaction. Should we not live up to the promises made in these guarantees, you can cancel your listing or buyer's agreement. 

 

Example 2 - Jenman Consumer Protection Guarantee 

If you haven't read it, go to Jenmans' website.  It's worth knowing what you're up against - whatever you may think!

 

Example 3 - “Your Home Sold OR ELSE” Promise
The guarantee that will pay you $1,000 in cash if we can’t sell your home in 27 days or less! 

 

Example 4 - Money Ba^ck Guarantee
If your home doesn't sell, we will give you your money back.

This is from your Competitors - a For Sale By Owner online business.

 

Did you like any of those?  Ever seen Guarantees like these in your part of the world? Think of the benefits to you of providing a great guarantee to your marketplace because Clients may be attracted to you if you have a strong Guarantee:

  • More listings

  • More sales 

  • Better Clients 

Which will, of course, lead to more money and a better life for you!

 

When most Real Estate Agents talk about Guarantees they usually refer to "I guarantee to be professional, and provide good service".

What does that really mean?  [FIRSTNAME], if you were the Vendor and had to be convinced to part with $5 - 15,000 in commission, for which you wanted a result, wouldn't you ask for a bit more certainty than that?  Of course you would!! 

 

So what makes a good guarantee?

 

The Components of a Good Guarantee

  1. The Client can easily recognise the value of the Guarantee - a Guarantee is no good if it doesn't mean anything to the client.

  2. Reverses, if not all, at least some of the risk - The Client needs to feel that you are sharing the risk, as you become "partners" in the job of selling their property.

  3. The penalty is tied to a promised deliverable - again, the client needs to be able to say, "XYZ was not delivered, so now I will get abc guarantee."

If your Guarantee contains all of these components, I'm certain that strongly promoting it will get people to pay attention to you. By educating your clients and the general public on your Guarantee, you will be even more attractive to your Clients.

 

Your Guarantee could also relate to your USP - your Unique Selling Proposition is what makes you different.  Your Guarantee could even be your USP!!
