Here is your latest edition of "The Sales Coach" by Sales Champions, your Australian Real Estate Sales Coaches.  The Sales Coach is your fortnightly eNewsletter that includes tips and articles for helping you to get more Listings and Sales.

  There's one thing we can guarantee about life, it's never still! 

We've been swimming (Narelle's now saying its time to move south when we hit 39oC last Saturday here in Brisbane), caught up with family a few times, and celebrated my mother's flying past the operating post.  

   Mum's having a record recovery after having a massive tumour removed (bowling ball size and thankfully non-malignant).  She's now up and walking around and wants a Juice Boost or someone to open up in the hospital for fresh yummy nutrients!

   We've given Lucie and Linda (mentioned last eNewsletter) in Cairns, a surprise visit and they nearly died of shock!  Hello to these people - Debbie, Juanita, Alison, Cindy and Des, it's been great to catch up.

Emails: tips and tricks!

This edition is about emails - sending, receiving and following up.  We're not going to go on about spam today because we all know it's not on, and that's it.

Check Email DAILY - TWICE DAILY IS BETTER!

By getting into the habit of consistently checking emails at the same time each day (usually morning and/or afternoon) you will streamline your work practices and become more efficient. 

Email as a Marketing Tool

What I want to ask you is this:  Have you thought of the benefit of your email as a marketing tool?  I'm not talking about the use of email for broadcasting multiple messages, or sending Newsletters, though.

Quick revision here: What's important about using branding as a marketing tool? A.  Branding means that I will gain recognition.

What's important about recognition? A.  My target market will remember me so I'll have top of mind awareness in their mind.

What's important about top-of-mind awareness? A.  Prospective clients will think of me when they want my services for real estate transactions.

What's important about having all of those things in place? A.  I'll be called on to list more and I'll sell more property. I think you know what is important about that.

Brand Yourself

Your email stationery is another means of branding yourself in the marketplace.  If you receive an inquiry by email, save that name and address, and open a new email with your stationery included so that the inquirer sees your branding right from the word 'go'. Email Signatures

Of course, every single email that you send should include your signature - that is your name, address, phone number and mobile, website and email address.  In Queensland, you should have your Licence No. or Salesperson Registration No. on your stationery as well.

It's quite easy to set up Email signatures and in Outlook Express, you go to Tools / Options / Signatures / Tick Add signatures to all outgoing messages.

Then, Click New / Type the text you want and make sure it has your phone as well as a Tagline (if you want this to be your standard signature that's always used, click Default) / Apply / OK.  

Pretty simple, isn't it?  You can get more advanced than that if you want to, by clicking on the Advanced button, but this will do for today.

And your tagline is..?

Your tagline is what is specific and unique about you, that you want to be known for, in your marketplace.

For example: 

  • Power of 2 working for You!

  • Receive $400 worth of advertising FREE!

  • I follow up so follow me

Back to emails, once you have sent an email, it is amazing how often it can be a good idea to call the person you've just emailed and let them know that you have sent an email.  Sometimes, the cyber world has a big black hole called cyberspace that delights in eating emails and/or their attachments. 

If your email is important, call and check it has been received okay, that it downloads okay, that the attachment opens okay and isn't gobbledygook - I think you get my drift.  I wouldn't mention this except that we know what it is like to not receive a promised communication, or to not get a phone call back or to miss out on a sale because email didn't get through.

Emails - the myth of email being a time-saver!

Emails are not going to save you time.  As often as not, your creative juices will kick in and you will spend more time writing something new, instead of using a template.

Email Templates Save You Time

Yes, you can template emails and save yourself having to write a new one every time for repetitive communiqués.  To do this, you open a New email, write what you want that will be a standard communication used over and over again, then click File / Save As and save the email in a relevant (or new) Folder on your computer.  You can even have the subject line completed before you save it.

Whenever you want to reuse that same email, just find the Folder in your main documents on your computer where you saved it last, and Right click on the file, then Click Open With Outlook Express (or Outlook, which ever you use). 

Hey presto, your email opens and just needs you to personalise it to the recipient, add the email address and any attachments, then hit Send to be able to quickly move onto something else.

In summary, emails are a great tool and can be used to save time and effort just like word processing.  We still need to be careful to follow-up with phone calls or face-2-face visits to continue the personal touch.  It's that personal touch that builds rapport and rapport is the basis of trust and therefore sales, in all relationships.
