Well, another year draws to a close - and after I promised myself that this year wasn't going to slip away!  And yet again, I turned around for 5 minutes and it's almost finished.  Ever felt like that?  So what I thought we could do was make a promise to each other - this year, we are going to make the absolute most of every day.  Whether it's work, family, friends or just being a better person, let's make this year the one that didn't get away! 

 

We're really looking forward to the Christmas break, and I am sure you are too!  Have lots of fun, relax, destress and we'll talk with you again next year!

2004 - The Year of the Client Relationship

With 2004 already shaping up to be a markedly different year in the Real Estate market compared to 2002 and 2003, now is the time to consider how your business will fare.

You may have already noticed some buyer reluctance to meet listed prices (showing up as more time spent on market, apparently more "tyre kickers" and a lot more calls from Vendors asking "What's going on?" )

Have you experienced any of that yet?  Well, my belief is that you're going to see a lot of it next year!

In order for your business to be effective and productive in 2004, and for you to reach the goals that you have set for yourself, you will have to demonstrate to Vendors the reasons why they should have confidence in you and your services.

You have two ways of doing this.

  1. The traditional way.  Irregular marketing and cold calling, hoping to get the prospective Client just at the right moment, when they are thinking of selling.

  2. Or you can try the approach of not selling them first.  Offer people a reason to build a relationship with you - before they plan on selling!  Then, because you've gained their trust, when they want to sell up and move they will come to their trusted and known Agent - you!                                    

Which way would you prefer to get your business in 2004?

Well, if you're like our Clients, you'd rather have people that come to you because you have established yourself in their minds as their Agent.  Sound like a better idea than the hard slog of cold calling?

5 Tips for Building Relationships 

  1. Be a problem solver - Do you know what problems your market has?  Get out there and find out. You can't solve their problems if you don't know what they are.

  2. Give them value before they buy - you can build trust with your market by providing them with something of value before they need your services.  What do they want or need?  It's your market - you should know!

  3. Under Promise and Over Deliver - You've heard this one before, I know.  And it's just as valid as ever.  What you may think of as exceptional service (competence, experience, regular contact, integrity, honesty) are only the minimum standards.  Your Clients expect those from you - give them something more that they won't expect.

  4. Treat them as special - every Client is special to your business.  Make sure they know that you believe they are special to you.  Find a way to show them.

  5. Maintain Contact after the Deal is Done - your business will succeed only after you start getting most of your business from repeats and referrals.  Don't expect them to remember you and your good work without you reminding them, in a friendly, personal and consistent way.
